Why Plotwise exists

Plotwise was set up by someone with a background in property development, mostly on agricultural and rural sites in and around East Cambridgeshire.

Too many people pay for professional advice before they know the basics: whether their home has restrictions, what the council usually approves, and what neighbours have already been allowed to build. Plotwise gives you that first answer quickly and affordably, so when you do speak to a planning consultant, architect or builder, you know what to ask and you don't pay for what you could have found out yourself.

Common questions

Is this an official council or government website?

No. Plotwise is an independent service. We use official, publicly available planning records and present them in one place, but the council makes all planning decisions.

Will the report tell me if I'll get planning permission?

No one can promise that, and we won't pretend to. The report shows the restrictions on your property, what has been approved and refused nearby, and how often your council approves your type of project, so you can judge your chances and avoid common mistakes.

How up to date is the information?

Planning restrictions are checked live each time you search. Planning applications and decisions are refreshed every night. Records can occasionally be incomplete, so always confirm anything important with your council.

Is my payment secure?

Yes. Payments are handled entirely by Stripe, a leading payment provider. We never see or store your card details.

What if something in my report is wrong?

Contact us and we'll look into it. If we've got something wrong, we'll put it right or refund you.
